We have prepared some Frequently Asked Questions to provide answers about the home buying and selling process to get you started in understanding this complicated process.

Question: Why should I buy, instead of rent?

Answer:  A home is an investment, when you rent, you write your monthly check and that money is gone forever. You will enjoy having something that’s all yours.

Question: Why should I use a Realtor?

Answer:  There are several reasons to use a Realtor. A Real Estate Professional follows the Code of Ethics that have been in place for over 100 years.  The Real Estate Professional is obligated to have continuing education to provide the best service to the consumers.  A Real Estate Professional has an obligation to represent their client, full disclosure and accountability.

A Real Estate Professional will guide you through the entire process and make the experience much easier.

Question: Do I need to be pre-approved for a mortgage before I start looking for a home?

Answer:  Having a pre-approval letter tells the Seller that you are a serious Buyer and have the ability to buy their home.

Question: How much can I afford when buying a home.

Answer:  The best answer to that question is what amount are you comfortable paying monthly, including your property taxes and home insurance. You are in charge.

Question: When I see a listing with another company that my Realtor, do I call the name on the sign?

Answer:  A Real Estate Professional can show any homes that are listed with other Realtors. Be sure to call your agent and share with them the property you are interested in. Feel Free to visit open houses, however, it would be very helpful for you to share with the agent who may be there that you are working with a Realtor. It would be a great idea to always have your Realtors card with you.

Let’s talk about other ways you need to use your Realtor.

New Construction, you need someone to represent you. Normally, the salesperson that is at the model is not licensed and above all represents the builder not you.

For Sale by Owners, again, the consumer needs representation; the sellers have their own interest in mind.


What’s involved in the home buying process?

Answer:  There are many factors that are part of the home buying process. After discussing your needs may it be neighborhood, schools, type of home, your Realtor will show you homes you may be interested in.

Once you find the home, the Realtor will share with you what homes in that neighborhood have sold for. At that time negotiations take place regarding price, possible closing cost etc. During this process, there should be inspections, closing time frames, possession appraisals and other factors.

Question: Who pays for the Real Estate Professional Fee?

Answer:  Normally, the Real Estate Professional Fee is one of the seller’s expenses. The listing agent has an agreed amount that will share with the buyer’s agent. There could be cases where there may be fees that the buyer pays.
